PROPERTY PRICES IN BULGARIA

In the first quarter of 2012 the property prices in Bulgaria have decreased in 17 regional cities on an annual basis, while price increases have been registered in 10 cities. In 2011 the property prices have dropped by 6.1% on average and at the end of last year the average property price in Sofia was 750.5 Euros per square metre.
In the first quarter of 2012 the average property price for the whole of Bulgaria was 477 Euros per square metre. The properties in Sofia remained as the most expensive ones in the country, closely followed by the properties in Varna and in Burgas. On the average the property prices in the first quarter of 2012 have dropped by 0.4% in comparison with the last quarter of 2011.

Property Prices in Sofia and in Plovdiv

Prices of properties in Sofia and in Plovdiv have dropped by approximately 17% in the third quarter of 2009 in comparison with the same period of 2008. The average real purchase prices of apartments in Sofia are similar to the ones at the end of 2007 and in the beginning of 2008. The prices of properties in the Bulgarian capital have reached their climax in the third quarter of 2008.

The situation is similar concerning office space. In the third quarter of this year the index of the average prices of offices, warehouses and shops has dropped by 26 on an annual basis. The market price of office space has reached its peak in the last quarter of 2008.

In Plovdiv the average property prices are close to the those at the end of 2007 and the beginning of 2008. Their peak similarly to Sofia was again in the third quarter of 2008.

PLANNING PERMISSIONS – DECREASE OF 12%

In total 2744 new planning permissions have been issued for new buildings in the last quarter of this year in Bulgaria according to the National Statistics Institute. This is an increase by 1.85% in comparison with the previous quarter but in comparison with the last year the decrease is of 11.7%. The number of the issued planning permission in the last quarter of 2007 was 3110.

Despite the recession,  again the highest number of new planning permissions has been issued on the Black Sea coast – Varna takes the first place with 380 planning permissions and Burgas takes second place with 372.  Sofia is only in third place with 287, while Plovdiv is close by in forth place with 274.  Among smaller towns, significant construction projects have been planned in Blagoevgrad (174 planning permissions), Pazardjik (165), Dobrich (143) and Stara Zagora (104).

Logically the highest number of new apartments have been completed in Varna – 2397, while Sofia is in the second place with 1774 and the third place is again on the Black Sea coast – Burgas with 1730 (almost as much as Sofia).

The lowest number of planning permissions have been issued in Vratsa – only 7 – and Montana – 8 – which comes to prove that  the trend of poor economic development in the North-West of the country has not changed.

Concerning the planning permissions for office buildings, the administrative centre of the country – Sofia – is the leader with 22, closely followed by Plovdiv with 18.
